Plovdiv Apartments is an independent real-estate agency focused exclusively on the Plovdiv market since 2010. We specialise in long-term apartment rentals, residential property sales, and accommodation for international students at the Medical University of Plovdiv. Every listing is personally visited and photographed by our brokers — no portal-watermarked third-party photography.

Our story

In 2010, Petar Yordanov founded Plovdiv Apartments to address a problem obvious to any foreigner who had tried to rent an apartment in Plovdiv — the market was opaque, listings were copied uncontrollably between portals, and few agencies spoke English well enough to explain the terms of a rental contract under Bulgarian law.

We began with a focus on the Medical University of Plovdiv — one of Bulgaria's largest destinations for international medical students from Greece, Germany, the UK, India, Israel, Jordan, and Saudi Arabia. As of 2026, we continue to place 50+ new international students per year, most of whom stay with us for their entire 6-year medical degree.

Over the years we expanded to professionals, IT workers, diplomats, and investors who discover Plovdiv as an alternative to Sofia — more affordable prices, richer cultural life, and direct access to Plovdiv international airport (12 km) and Sofia airport (130 km).

We have remained intentionally boutique. We are four brokers who know every Plovdiv neighborhood personally — not as a row in a CRM, but through visits, conversations with building managers, walks in the local shops and cafés. It is a difference clients feel within the first ten minutes of working with us.

Marasha

Belle-époque residential with linden-lined streets. Quiet alternative to the center, 10 minutes walk to the main street. Renovated 1930s buildings — character, high ceilings, street-facing windows. €450-900/mo.

Kamenitza 1 & 2

Quiet residential, next to Kamenitza Park and the brewery. Family-oriented buildings, easy parking, good schools. €400-700/mo for a 2-bedroom.

Large prefab district, but renovated in recent years. Affordable rentals (€350-550/mo) and excellent city transport. Not for everyone — ideal for students on a budget.

Kyuchuk Paris

Central, mixing old and new. Close to the railway station and bus terminal. Bohemian atmosphere — many ateliers and independent shops. €500-800/mo.

Youth Hill

Hilltop apartments with city views. Quiet, but 15 minutes to the center. 1970s buildings, often refurbished. €400-650/mo.

First conversation

A short call or meeting at our Kavala 9 office. Not a sale — we ask about budget, locality preferences, what matters for your lifestyle (parking? quiet? near Med Uni?). 20-30 minutes.

Selection

Once we know what you are looking for, we send 3-7 properties with full photos, price, fees, all details. We do not bombard you with 50 unrelated options.

Viewings

We schedule visits at a time that works for you. We attend in person — answering everything: who manages the building, what heating costs in winter, when the area is cleaned, what is convenient nearby.

Contract and handover

Bilingual contract (BG/EN if needed). We review clauses together — deposit, agency fee, what utilities include, who pays building maintenance. Signing at our office with a notary if it is a sale, or with the owner if it is a rental.

After move-in

We do not disappear after signing. We help with internet setup, utility bills, address registration (especially important for foreigners). We respond to property issues within 24-48 hours.

What is the standard agency fee for renting in Plovdiv?
Typically one month's rent as a one-time agency fee, paid by the tenant to us at contract signing. In some cases (e.g. exclusive sale-listings by the owner) the owner covers our fee. We always disclose this upfront before any viewing.
How many properties do you currently have?
~73 active listings in Plovdiv, updated weekly. We could handle more inventory but intentionally keep the volume manageable so each property has been genuinely visited by our team within the last 30 days.
Do you work with international students at Plovdiv Medical University?
Yes — this has been our primary specialism since 2010. We have placed 800+ students over the years, most of whom stay with us for their full 6-year medical degree. Our Med Uni-area properties are documented for residency permit registration, contracts are in BG/EN format, and we coordinate with banks + Immigration directly.
Can I buy a property in Plovdiv remotely (e.g. from Germany)?
Yes, we have done this many times for EU buyers. The process: we provide a full inspection report, video walkthrough, all documents. The buyer can grant power of attorney to our notary, or visit for a single day to sign. We have trusted notaries in Plovdiv who work with international clients.
What is the standard deposit for renting?
One month's rent as security deposit + one month's rent as the current month = two months total upfront. The deposit is returned to the tenant at the end of the contract if the property is in the same condition. This is standard Bulgarian practice.
Do you offer short-term accommodation?
No — we are focused entirely on long-term rentals (12+ months) and sales. For short-term (under 6 months) we recommend other operators in Plovdiv, including Airbnb localist services. We do not do short-term because it requires different operational structure — cleaning, key handoffs, 24/7 support — that would dilute our long-term focus.
Can you help furnish a rented apartment?
Yes, we have a coordinator for this as a separate service. We work with trusted designers and shops in Plovdiv — IKEA Sofia delivery, local mattress makers, occasional antique stores if you want characterful pieces. Typically 3-5 days from order to assembly.
